STRA Management Model and Educational Resource

Our free to access STRA framework demonstrates a comprehensive, hierarchically structured management model and educational resource for:

  1. Regulators - includes common management requirements, the regulations, and standards which apply.
  2. Property owners - the site provides an educational tool on the management systems and information they require to operate safely.

Our research showed that information on what was required of STRA owners was often difficult to find and piecemeal. Additionally, no common regulatory approach was apparent.

What we do

Short-term accommodation compliance management software

Over the past 18 months we have been focused on compliance management software solutions for sectors where there is little or no capability. Our goal is to enhance safety and compliance management for our clients by utilising technology in an efficient and cost-effective manner.

License property owners
STA property owners are required to provide their personal details, property details, upload management documents (if requested), and verify that they understand requirements.
Verify compliance
Verify compliance by audit & follow-up. LGAs can request information or confirm key requirements such as the emergency contact number, and if necessary, follow up and take action.
Log complaints
Log complaints from residents and renters for action. Complaints are logged against the property owner for review and action. The LGA has visibility to the complaints and can take further action if necessary.
Police
Police non-compliant property owners by issueing penalties and fines. Fine levels can be set by the LGA. Importantly, the system streamlines and records interactions, which underpin the policing action.

The Problem

Unregulated, rapid growth.

Australia has an estimated 150,000 to 250,000 short-term accommodation (STA) properties which are promoted by online platforms such as Airbnb, Stayz, Expedia.

Rapid growth
has often overwhelmed local authorities that are responsible for the regulation of the sector. It also puts pressure on affordable housing, disrupts communities and restricts the availability of workers.
Unregulated STA
offerings can negatively impact the community character and frustrate residents when complaints are not effectively addressed.
Hotels
and the traditional holiday rental market are penalised since they must comply with strict regulations and commercial costs while STA owners do not.
